While under agreement, Catalyst completed full civil engineering and land development activities on this site and received approvals in 2021. Prior to closing on the land, Catalyst negotiated site and vertical construction activities, which positioned the project for an immediate kick-off after acquisition. Located in a Federal Opportunity Zone, the site garnered interest from investors and Catalyst was able to achieve an efficient and successful capital raise. Construction of the 62,500 SF cold storage facility was completed and tenant occupied in September 2022. The 36' clear, class A facility features 36' clear height, and a 25,000 SF, -15-degree F freezer, along with a refrigerated loading dock and 30,000 SF of dry storage space.
